Nina DeMartini-Day and Terrence Moan founded the company in 1989 to provide high quality construction services in a timely and professional manner at reasonable prices.

Catspaw has the internal expertise to provide full general contracting services for construction projects ranging from gut rehabilitation of residential buildings, moderate rehabilitation of occupied units, to commercial, hotel, or residential new construction assignments.

Catspaw is certified as a Woman Owned Business Enterprise by the State of New York, the Port Authority, and the SCA. It is fully insured and bonded.

125th Skeet Gateway Ventures, LLC

Developer/owner/manager of the retail center at 125th Street and Lexington Avenue.


126th Street Ventures LLC

Developer/owner/manager of a mixed use office, retail and assisted living building at 126th Street and Lexington Avenue.


1695 Lex LLC

Owner/Manager of small buildings through neighborhoods where the previous owners have neglected them, defaulted on taxes and or abandoned them. Our firm has been selected through the NYC Third Party Transfer (TPT) program, to renovate, stabilize and eventually own these buildings as we maintain them for affordable housing.


NTF Realty and Services, Inc

NTF owns and manages 13 formerly city-owned residential properties. It has been selected as a Neighborhood Entrepreneur by New York City Housing Preservation and Development and New York City Housing Partnership as a qualified owner/manager under the NEP

Nina DeMartini-Day and Terrence Moan started their careers as public servants working for the City of New York. In 1987 they formed ddm development and services to continue doing public spirited work through community development in Harlem.


HISTORY OF FIRM

Their first project in I988 was assisting a Catholic priest newly arrived at his East Harlem parish, appalled by the vacant buildings surrounding his church, who was eager to address the housing needs of his parishioners. Turning to ddm for financial, real estate and construction expertise, together, they created one of the first state funded “turn-key” projects in East Harlem. Now, 20 years later, that non-for-profit owns and manages 800 affordable units, housing working families, formerly homeless families and singles and elders living independently or in an assisted living residence.

By word of mouth, clients in upper Manhattan learned of ddm’s services and engaged us as “developer” on behalf of their not-for-profit, church or social service, artistic or other type of local organization. ddm has assisted clients in creating permanent rental and home-ownership housing, supportive residences for many different populations, schools, and commercial and mixed use projects.


SERVICE OFFERED

ddm offers a full range of services from turn-key development to financial consulting, pre-developrnent, construction and project management services. ddm has secured financing for 50 projects including private equity, commercial loans, taxable and tax exempt bonds, grants, low income housing and new market tax credits and funding from federal, state and municipal agencies and authorities.

We are most proud of our innovative land use and funding strategies, often creating a new mechanism that becomes a pilot for a future programs or a model first of a kind or one of a kind projects. For example, we:

transformed a former nightclub into a public school with a rent paying family restaurant on the first floor Avenue retail space.

created a full service assisted living for low income elderly by turning an empty lot into a luxury 127 unit Fifth Avenue residence. Most apartments overlook Central Park as does the 14th floor dining room with views of the midtown Manhattan skyline.

financed the first permanent apartment residence for people with HIV/AIDS.

developed a funding mechanism for 11 East Harlem families to buy homes.

The firm assists clients in formulating development plans and coordinates the projects from the earliest conceptual stages through to construction completion. ddm also guides clients through the maze of permits and approvals required by the community, local and state government, and elected officials.


MEMBERS OF HARLEM COMMUNITY

We are also proud members of the East Harlem community and as such have been able to informally as well as formally provide housing assistance to many families and business assistance to dozens of local entrepreneurs from our storefront offices including business advisory services, legal work, credit enhancement, start up assistance and a full range of real estate and development services.

While we have stayed a small firm enabling us to provide hands on service, we have developed over $400 million in real estate projects since 1987. Our project list is attached.

THE PRINCIPALS

Terrence Moan and Nina DeMartini-Day have worked together since 1980, initially running the City of New York Division of Real Property as Deputy and First Assistant Commissioners. They were responsible for the acquisition, management, and sale of the City of New York’s nonresidential portfolio of over 20,000 properties in all five boroughs, as well as enforcing complex long-term leases, such as those with the Port Authority for LaGuardia and Kennedy Airport, Battery Park City, the Brooklyn Navy Yard, and Carnegie Hall.

In 1987, they left city government to found ddm development and services and Catspaw Construction Corp shortly thereafter.



Nina DeMartini-Day

A managing partner of ddm and president of Catspaw Construction, is the third generation family member working in real estate and construction. She is a graduate of the University of Pennsylvania and the Harvard Business School.


Terrence Moan

A partner in ddm and Executive Vice President for Construction, is a graduate of the University of Delaware and New York University Law School (JD). He is admitted to the New York Bar

Both Nina and Terry have received numerous citations recognizing their work in Upper Manhattan.
